A project is under review for a 7-story development with 213 residential units from Kane Realty Corporation, the Flat Iron mixed-use development. 

📍If you’ve parked in the gravel lot across the street from West End (South Line and Vicious Fishes breweries), you’re familiar with this triangular piece of land at the Chatham Street roundabout. 

The Triangle Business Journal was first to report on the filed site plans from Kane, most known for its development and management of North Hills. 

Here’s what to know about the proposed project and the roadmap to get approvals. 

Rewind: The site was rezoned by the Cary Town Council at the December 15, 2022 meeting, passing unanimously, for the current proposed development, said Rob Wilson, the assistant development services director for the town, in an email response to The Line.

“At that time, as allowed by the Land Development Ordinance (LDO), a Development Agreement was also approved by the Council, allowing the development to be up to 75 feet in height (normal max height is 65 feet), with a commitment that 5% additional masonry and additional public improvements would be provided by the developer,” Wilson said. 

⏩ What’s next: Detailed construction plans were submitted on January 15 of this year. Then it goes to Cary’s Development Review Committee, which Wilson describes as “a team of staff from multiple departments.”

  • This review process typically takes 8-12 months and includes a back and forth with staff comments and requested revisions to meet town requirements.
  • Projects like this, with more than 100 dwelling units, also go to the Zoning Board of Adjustment for approval. 

If approvals are secured, the developer can proceed with construction.
